Our Process

In advance to scheduling a phone consultation with Jack, please read through the information below, as it will introduce you to the design/build services that he provides his clients.

First Step

The first step in making sure Jack fully understands your needs for a successful project is to schedule a phone consultation with him, which you can do by filling out your information at the Contact Jack page. Once received, Jack will contact you via text and/or email to schedule a time for the phone consultation, the call usually lasts about 15 minutes. Once you’ve scheduled the phone consultation, please text or email any photos for your project, like photos of the interior or exterior of your home (if applicable), so that Jack can review them during the call; Jack will provide his direct phone and email address to you when you set up the phone consultation time. During this conversation you’ll discuss the details for your project, when you would like the project completed, and your budget.

After the phone consultation has been completed, Jack will email you a design agreement to enter into the design services phase, which is described below. Please note, due to the unknown design factors and the amount of time involved in preparing a written estimate, Jack cannot provide a free written estimate for any project (he also doesn’t provide free estimates using drawings/sketches provided by potential clients).

How Jack Serves His Clients

Jack serves his clients in the traditional design/build manner.

Please note, Jack oversees each one of his clients projects personally, and his company only manages larger scale projects like custom kitchens, master bed/bath suites, room additions, whole house renovations, basement remodeling and dedicated theatre rooms, as well as commercial additions/alterations projects, so clients must have a minimum budget of $50,000 for any size/type of project that they might be considering.

Material costs have gone up significantly since the pandemic, and are still volatile, so the rough costs below are not reflective for today’s ever-changing costs.

Every project is unique, so there is no exact formula Jack’s company uses to what a project will cost until we go through the steps described below in the Design/Build Service. But, to give you an idea on what typical projects cost, here is an example: Complete demo and rebuild kitchens and master bed/bath suites start around $60K (we do not supply appliances, so if you want to replace your appliances, add that cost to the project). Basement finish/remodels depend on the total finished area and what types of rooms are included, but start at around $75K with a rec-room, office, storage spaces, etc. (cannot have a bedroom without an egress window installed); if adding a bathroom or kitchen in the basement, the cost will increase and will depend greatly if plumbing lines are in place or not. Room additions vary greatly… 1 or 2 story, 1st floor or 2nd floor addition, what type of rooms are being added, type of foundation (slab, crawl or basement), size of the new space, accessibility to the construction site, amount of demo involved, new heating/cooling system required, etc.; on average they start at $200-$300+SF, to get the SF price to come down requires a larger space, “easy” work, costs increase when room additions involve kitchens/baths.

Design/Build Service

From our first meeting and through the entire design/build process, Jack will personally manage every detail for your project to insure that your expectations are exceeded.

He asks that all decision makers for your project attend all meetings, as everyone has different opinions/ideas on what should be accomplished, so it’s best that everyone is involved for every meeting.

Design Phase

Once the signed copy of the design agreement is received from you, Jack will schedule an on-site meeting with you. Typically, the design services will be broken down into two phases. During the first phase Jack will schedule the meeting at your home, and his designer if applicable, to gather pertinent information for your project, and prepare initial drawings if applicable, that will help him prepare a ballpark estimate; which helps us establish a budget for the project. If you have the original drawings for your home, please make them available for the first meeting. Based on the determined budget, we can enter the last phase of design, which is the preparation of final drawings if applicable, make final product selections, conduct trades meeting(s) if required, etc., all to help us establish the final scope of work and construction contract fixed price. NOTE: Jack does not provide free drawings/sketches at any point before, during or after the design phase. NOTE: You do not have to commit to the final phase of design after we complete the initial phase, and you don’t have to sign the construction contract after we complete both phases of design, the decisions are up to you in how far you want Jack’s company to serve you.

Jack’s company will purchase, supply and install ALL material and labor for your project, similar in quality to the existing home. Jack’s company also does not provide or refurbish appliances, light fixtures or audio/video equipment. Jack will provide a total fixed price only (not itemized) for any documents related for your project (i.e. ballpark estimate, construction contract, change orders, etc.).

Construction Phase

If you sign the construction contract after the design phase, Jack will place orders for all pertinent project materials, and take any final drawings/documents to the building department for plan review and permit issuance. Once the permit has been issued, Jack will prepare a project schedule on a spreadsheet that he will share with you and his construction team, the schedule will show a daily activity of work being performed until the project is completed. Jack will routinely make site visits to insure the project is being built to the drawings and contract specifications, he will also schedule and meet with any local building officials as needed. Jack will ALWAYS make myself available to you, if you should have any questions.

Once the project has been completed and passed final inspection with the building department, Jack will conduct a walk-through inspection with you to identify any remaining items that need addressed in the creation of a punch list. Once you have approved/signed the punch list, Jack will instruct his team to make any corrections to complete the project as soon as possible. His company provides an industry standard one-year labor warranty, and product manufacturer’s warranties are passed along to you. Please note, even after the labor warranty expires, you can always reach out to Jack, he maintains a simple philosophy that “client satisfaction is not merely an end result, it is my company’s core value.”
