In advance to scheduling a consultation with Jack, please read through the information below, as it will introduce you to the design/build services that he provides his clients.
Jack’s advice to homeowners is simply this: Do what you do best, work hard at your profession, take care of your family, and let his wealth of experience go to work for you.
The first step in making sure Jack fully understands your needs for a successful project is to schedule a phone call, which you can do by filling out your information at the Contact Jack page. During this conversation you will discuss the details for your project, when you would like the project completed, and a range of what typical projects cost. These topics, and other things that will be discussed, will help everyone decide if an on-site meeting at your home/project site is required.
How Jack Serves His Clients
Jack serves his clients in the traditional design/build manner, which is detailed below.
Please note, Jack oversees each one of his clients projects personally, and he only manages larger scale projects like custom kitchens, master bed/bath suites, room additions, whole house renovations, basement remodeling and dedicated theatre rooms, as well as commercial additions/alterations projects.
Jack asks that all decision makers for your project attend all meetings, as everyone has different opinions/ideas on what should be accomplished, so it’s best that everyone is involved for every meeting.
First On-Site Meeting.
During our first meeting, Jack will tour the work area with you, and possibly inspect the foundation and mechanicals. He may take some initial photos, and fill out a questionnaire that will help him better understand your needs to complete a successful project. If you have original drawings, please make them available for the meeting. Due to the unknown design factors and the amount of time involved in preparing a written estimate, Jack cannot provide a free written estimate for any project (he also doesn’t provide free estimates using drawings/sketches provided by potential clients). In order to determine exact costs for a fixed price contract, Jack will provide you a design service agreement that, if you desire, can be signed to move forward with the first phase of design (see below). Jack typically allows one hour for the free consultation meeting.
The design service agreement will help finalize all remaining details, like final design considerations, product selections, and if applicable Jack will also conduct a trades meeting at your home to define the scope of work, etc. Jack can then prepare final job specifications, estimate final job sales price and present to you for your final approval and signatures. The design service agreement is a fee based service, which is credited back to you if you sign the construction contract at the time of presentation.
Typically, the design services will be broken down into two phases. During the first phase Jack will schedule a meeting at your home, with his designer if applicable, to gather pertinent information for your project, and prepare initial drawings if applicable, that will help him prepare a ballpark estimate; which helps us establish a budget for the project. Based on the determined budget, we can enter the last phase of design, which is the preparation of final drawings if applicable, make final product selections, conduct trades meeting(s) if required, etc., all to help us establish the final scope of work and construction contract fixed price. NOTE: Jack does not provide free drawings/sketches at any point before, during or after the design phase. NOTE: You do not have to commit to the final phase of design after we complete the initial phase, and you don’t have to sign the construction contract after we complete both phases of design, the decisions are up to you in how far you want Jack to serve you.
Design Service Fees
Please note, the design service fee(s) will be credited back if you sign the construction contract.
- Master Bed/Bath Project: $500.00 first phase and $500.00 last phase.
- Kitchen Project: $500.00 first phase and $500.00 last phase.
- Basement Project: $1,000.00 first phase and $1,000.00 last phase.
NOTE: If needed, add $2,000.00 to prepare architectural drawings for the above projects.
NOTE: The fees below include architectural drawings.
- Addition Project (less than 500SF): $1,900.00 first phase and $3,000.00 last phase.
- Addition Project (less than 1000SF): $2,500.00 first phase and $3,400.00 last phase.
- Addition/Alterations Project (less than 500SF): $2,000.00 first phase and $3,500.00 last phase.
- Addition/Alterations Project (less than 1000SF): $2,800.00 first phase and $4,000.00 last phase.
NOTE: We’ll provide a Design Service Fee quote for larger scale projects.
NOTE: Fees above do not include interior design services, if you need assistance in that area, we can help.
Jack will purchase, supply and install ALL material and labor for your project, similar in quality to the existing home. We do not provide or refurbish appliances, light fixtures or audio/video equipment, we have vendors we can recommend if you need further assistance in selecting/purchasing those items separately. Jack will provide a total fixed price only (not itemized) for any documents related for your project (i.e. ballpark estimate, construction contract, change orders, etc.).
If you sign the construction contract after the design phase, Jack will place orders for all pertinent project materials, and take any final drawings/documents to the building department for plan review and permit issuance. Once the permit has been issued, Jack will prepare a project schedule on a spreadsheet that he will share with you and his construction team, the schedule will show a daily activity of work being performed until the project is completed. Jack will routinely make site visits to insure the project is being built to the drawings and contract specifications, he will also schedule and meet with any local building officials as needed. Jack will ALWAYS make himself available to you, if you should have any questions.
Once the project has been completed and passed final inspection with the building department, he will conduct a walk-through inspection with you to identify any remaining items that need addressed in the creation of a punch list. Once you have approved/signed the punch list, Jack will instruct his team to make any corrections to complete the project as soon as possible. Jack’s company provides an industry standard one-year labor warranty, and product manufacturer’s warranties are passed along to you. Please note, even after the labor warranty expires, you can always reach out to Jack, he maintains a simple philosophy that “client satisfaction is not merely an end result, it is my company’s core value.”
